Historic Osceola Times Building

Constructed in 1901, the historic Osceola Times Building is the oldest standing building in Osceola and was once home to eastern Arkansas’s oldest weekly newspaper. After years of vacancy, deterioration, and a partial roof collapse, it was named to Preserve Arkansas’s 2023 Most Endangered Places list.

Kudzu Collective designed a multi-phase, historic-tax-credit rehabilitation to give the landmark a durable new life in Downtown Osceola. The work pairs careful preservation with the structural repair, new building systems, and accessibility improvements necessary to return the building to service. Historic masonry, a replicated storefront based on contemporaneous historic photography, restored windows, and roof replacement anchor the rehabilitation, with a ground floor adaptive reuse designed to support a future restaurant concept. Above, the historic apartment space will become a combination of loft living and office space, complemented by a new outdoor deck. The project demonstrates how a familiar downtown building can again become a place for people to gather, invest, and make new memories.
