Downtown Leland Mixed-Use — Phase 2

Completed in 2025, the second phase of Downtown Leland’s mixed-use rehabilitation extended the work to three adjoining historic commercial buildings at 102, 104, and 106 East 3rd Street. Once vacant and diminished by decades of alteration, the buildings were renewed through a historically sensitive rehabilitation supported by Federal and State Historic Tax Credits.

Kudzu Collective designed new storefronts that are compatible with each building’s period of significance while restoring a coherent rhythm to this section of 3rd Street. Inside, the work created inviting, flexible spaces for a bookstore, boutique retail, wellness services, and other small businesses. Sarah Smythe of Lagniappe Leland designed the interiors for all three properties, creating distinct environments that support each space’s renewed use.

Together with Phase 1 at 108–112 East 3rd Street, the project demonstrates how incremental, owner-led rehabilitation can build momentum: six historic buildings returned to active use, each with its own identity and all contributing to a more active Downtown Leland.
