Downtown Leland Mixed-Use — Phase 1

The first phase of a sustained investment in Downtown Leland brought three contiguous historic commercial buildings back into active use. Working from historic photographs taken during the 1927 Flood, Kudzu Collective designed replicated storefronts that reestablish the architectural rhythm of the block while giving each space a distinct, durable identity.

Historic tax credits supported the rehabilitation and the return of the buildings to active retail use as Lagniappe Leland, a boutique destination that has helped bring fresh energy and investment to 3rd Street. Sarah Smythe of Lagniappe Leland designed the interiors for all three properties, pairing the rehabilitated storefronts with inviting, distinct retail spaces. The project demonstrates how careful storefront reconstruction and practical adaptive reuse can transform a familiar downtown block into a place that serves its community again.

The work has been recognized with a 2025 AIA Mississippi Merit Award for Renovation/Restoration and a 2026 Mississippi Heritage Trust Award of Merit for Rehabilitation.
